A boutique property management company in Bali manages 20+ luxury villas across a fast growing portfolio, with a strong social media presence but almost no visibility in search. The brand had recently moved from an outdated, simple website with just booking links and villa listings to a new site with a CMS, but most bookings still came through Airbnb and Booking.com. Rather than the low occupancy, long term model many luxury villa managers rely on, their business was built around high occupancy, short term rentals, which made visibility on OTAs and in direct search far more critical to their bottom line.
A seasonal dip in OTA bookings exposed just how dependent the business had become on Airbnb and Booking.com. As bookings slowed, OTA commissions became far more noticeable and started eating into margins in a way that hadn't felt urgent before. With no dedicated SEO representation and a website generating almost no organic visibility, the business had no real fallback when OTA performance dipped. Because their model depended on high occupancy and short term bookings, any drop in visibility hit harder and faster than it would for a typical villa manager, and the owners needed a way to drive direct bookings that didn't rely on OTA algorithms or seasonal platform performance.
The website itself was already fully built when the SEO work began, so the focus was on content, structure, and visibility rather than the build. Over four months, more than 50 SEO optimized blog posts went live, built around the terms and questions travelers and property owners were actually searching for. On page copy, images, and alt text were refined throughout the site, and local partnerships were built with established Bali businesses, including restaurants and gyms in the same neighborhoods as the managed villas, with reciprocal links strengthening local relevance for both sides. FAQ schema, sitemap maintenance, and ongoing Search Console monitoring were layered in alongside AEO tracking across ChatGPT, Gemini, and Google AI Overviews, all aimed at ranking for competitive terms like best villa management company in Bali and earning citations in AI answers, not just search rankings.
